The Real Property Lister maintains ownership, legal descriptions, site addresses, mailing addresses, taxing districts, & lottery credits for all parcels in Marathon County.

They provide assistance regarding ownership and descriptions to numerous end users – such as property owners, attorneys, title companies, lenders, etc.

Real Property Listing work entails a deep understanding of legal descriptions, geometry, land surveys along with basic principles of ownership.

It is not allowed or permitted to provide any legal counsel regarding the drafting of legal documents or the resolution of any legal issues.

Ascent Land Records

Marathon County utilizes Ascent Land Records Suite for maintaining land records information.

Ascent Land Records can be used to submit a mailing address change, link to GIS mapping, find assessment values, view abbreviated description, and other information.

IMPORTANT NOTE: The description and some portions of ownership information that appear in land records are abbreviated for tax listing purposes and are NOT intended to be used for legal documents. Wisconsin State Statutes require a full & complete legal be used on documents (e.g. deeds, other types of conveyance documents, easements, mortgages, etc.) to be submitted for recording.

Splits & Combinations

Parcels in unincorporated municipalities of Marathon County can be combined or split providing the resulting parcels comply with County land division and zoning ordinances. For more information regarding these ordinances, please contact the Surveyor's Office or the Conservation, Planning, and Zoning Department.

For splits and combinations in incorporated municipalities, please contact your municipality directly prior to proceeding with a parcel split or combination to ensure that their requirements and ordinances are complied with.

Parcels created of less than 10 acres may require a Certified Survey Map (“CSM”) be completed and recorded. Please contact the Surveyor's Office to determine whether a CSM is required.

How to Change a Mailing Address

Please Note: Mailing address changes must be submitted by the property owner. Requests by third-party non-owners will not be processed.

To change a mailing address, please complete the following steps.

Proceed to Ascent Land Records page
Navigate to the parcel you want to change the mailing address for – this can be accomplished by searching by Tax Parcel ID Number, owner name, property address, or location.
- Helpful Hints:
  - When searching by Parcel Number, use the 14-digit Parcel Number from your tax bill with no spaces, periods, or dashes.
  - When searching by address, use the street number and street name. For street names, do not use any prefixes or suffixes.
  - When searching by name, use first name and last name. If searching by company name, enter it in last name field.
Select the Request Mailing Address Change link.
Click Start Request.
Enter your updated information as appropriate.
Click Send Request.

- Does a deceased spouse that is an owner of record need to be removed from ownership?
  Yes, the decedent’s name should be removed as an owner of record. Depending on how the decedent is in title, the process can be relatively simple. If in title as a joint tenant or by survivorship marital property, generally all that is needed is a properly completed and recorded Termination of Decedent’s Interest (HT-110). If title is held differently, then the process can be more complex and require additional documents be completed and recorded.
- Does a divorced spouse that is an owner of record need to be removed from ownership?
  Yes. The ex-spouse’s name should be removed from being an owner of record if applicable. Generally, the court documents will specify which spouse is awarded which property. Court documents are not typically recorded in the Register of Deeds Office and in which case you will need to follow up with a properly completed conveyance from the ex-spouse to yourself for the property that was awarded to you and have it recorded in said Register’s office.
- If I get married or divorced and my name changes, does ownership need to be updated to reflect this change?
  Yes. Any change in your legal name should result in a change in how you are shown as an owner of record. Generally, this would be accomplished by following up with a conveyance reflecting relevant former names and new name.
- If I have questions relating to the assessment values and property classifications, who should be contacted?
  Any questions relating to how the parcel was valued, its classifications, description & attributes of improvements, etc can be obtained from the municipality’s Assessor. A list of Assessors for municipalities in Marathon County is included on the links section of this page.
- Can a new parcel created by (Certified Survey Map, Parcel Combination Affidavit, or Deed) have a part lying in one school district and another part lying in a different school district?
  No. Any single parcel cannot lie in more than one tax jurisdiction. So if the parcel crosses any tax jurisdiction (municipality, school district, tax incremental district, or any other special districts) boundaries, that parcel cannot be created.
- How are real estate tax bills issued for parcels that are split or combined?
  Currently, Marathon County only sends out a real estate tax bill for the parent parcel as it existed on January 1 of the year that it was split/combined. Said tax bill will be sent to the owner of record listed immediately prior to the split/combination. The child parcels would not take effect until the January 1 of the year after the split/combination.
  
  For Example: If Parcel A & B are combined into Parcel C in 2023 then the 2023 Real Estate Tax bills received at the end of 2023 will be for Parcels A & B as they existed on January 1, 2023, to the owner of record & mailing address at the time of the split/combination. Said 2023 bill will be the last for those parcels. Parcel C will then receive its first tax bill at the end of 2024 for the 2024 Real Estate Taxes since it will have become effective on January 1, 2024.
  
  IMPORTANT NOTE: Any calculations and prorations of taxes attributable to the resulting child parcels created by a split/combined are the responsibility of the parties involved. The County does not assist in the said calculations and/or prorations, nor does the County provide split tax bills.
